Understand the two questions being asked

Source of funds asks where this specific money comes from — the accounts and assets paying for this property. Source of wealth asks the bigger question: how you came to have money at all. Banks, lawyers and developers weigh both; the migration authorities add a third requirement for PR — that the funds demonstrably arrive from abroad. Build the file knowing all three questions will be asked, by different people, against the same documents.

Answering the funds question while ignoring the wealth question produces a file that passes the developer and dies at the bank.

Choose one funding narrative and freeze it

Decide early which assets pay for the property and consolidate them into one or two personal sending accounts, weeks before any transfer. Simple beats clever: a salary account plus one investment account is a story; five accounts across three jurisdictions rearranged the week before wiring is a case file. Once frozen, every later document — AML questionnaire, contract, PR application — repeats the same narrative word for word.

Build the evidence per source type

Each source has a canonical pack. Salary: employment contract, recent payslips, statements showing the credits. Business income: audited accounts, dividend resolutions, tax returns. A property sale: the sale contract, completion statement and the bank credit matching it. Investments and savings: statements showing accumulation over time. Gifts: a gift deed plus the donor's own source evidence. Inheritance: the grant or court documents. Crypto is workable but hardest — full exchange records and the fiat off-ramp trail, and expect some institutions to decline regardless.

Red flag

Make the trail unbroken, translated and dated

Now connect origin to sending account hop by hop: every transfer between your own accounts evidenced, every document translated where needed and apostilled where required, every date consistent with the story.

Compliance officers do not judge how you earned the money — they judge whether the paper trail from origin to transfer is unbroken.

A gap of one undocumented hop costs more goodwill than a modest income ever will.

Pre-clear the pack before any money moves

Send the file to your bank's relationship manager, your lawyer and the developer's compliance contact before wiring, together with the expected amounts, dates and sending accounts. Reference the sale contract in every payment. Pre-clearance converts your transfers from surprises to be investigated into events already on file — and surfaces any objection while it is still cheap to fix.

Handle jurisdiction friction honestly

Some passports and funding routes carry extra weight: sanctions regimes can restrict or cap transfers regardless of personal innocence, and capital-control jurisdictions limit what may lawfully leave. The workable answers are structural and legal — funds already held offshore with their own documented history, or professional advice on the applicable regime — never disguise. Structures built to obscure origin or bypass quotas do not de-risk a file; they convert a friction problem into a refusal.

Archive the file for its second and third lives

The same pack works again: the PR application will require proof that the qualifying amount arrived from abroad from personal accounts, the bank will re-verify at future large transfers, and the tax file may reference it years later. Store the SWIFT confirmations, the statements and the narrative document together, and keep the archive for the full 10-year horizon your VAT and residency commitments already run on.
