01The demand engine
Limassol's studio tenant is structural, not cyclical: the forex, shipping, tech and services workforce arriving single or as couples, prioritising location and price over space. City-belt studios near business districts let fast and stay let. This is the demand that makes gross yields on studios the highest of any residential format in the city.
02The honest arithmetic
Highest gross yield is not highest net return by default: per-m² purchase prices run above one-beds in the same building, tenant turnover is faster, and furnishing plus management eat a larger share of a small rent.
Model net yield after voids, management and furnishing refresh — the studio premium survives the maths in good buildings and dies in mediocre ones.
03What studios are not for
Two hard limits. Residency: studio pricing sits below the €300,000 threshold, so a studio cannot anchor a PR application alone — buyers combining yield and residency need a €300k+ unit or a multi-unit structure. Banks: small units in some buildings face tighter lending appetite. Neither kills the studio play; both define it as a yield instrument, not a life plan.
04Picking the right studio
The format forgives nothing: a mediocre studio is just a small room. What holds value — walkable business-district location, a genuine sleeping alcove or smart layout over a bare rectangle, parking (scarce and prized at this price point), and buildings whose communal fees stay proportionate to a studio's rent.
