01Paper flags: the file tells the truth

Before any showroom visit, the documents decide. Deal-breakers we screen for: sales launched without granted planning permission or a building permit ('permits pending' means you fund the application); land the developer doesn't yet own or holds under unclear options; a project mortgage where no bank waiver is offered; and any resistance to your contract being deposited at the Land Registry. Each of these converts an ordinary purchase into a bet on paperwork arriving later.

02Contract flags: read what's missing

Weak contracts injure quietly. Watch for: a delivery date with no penalty, or with force-majeure language wide enough to swallow anything; a ban on assignment, closing your exit before delivery; specifications built on 'similar or equivalent materials', which licenses downgrades; and payment schedules that run ahead of construction — money due by calendar date rather than certified progress. A contract your lawyer calls one-sided usually reads that way because it is.

03Behavioural flags: how they sell is how they build

Pressure is data. Prices revealed only in meetings, discounts that expire tonight, a reservation pushed before your lawyer has seen anything, verbal promises about the view, the roof, the finish.

A developer who won't put it in writing is telling you — precisely through writing's absence — everything you need to know.

Sales conduct correlates with construction conduct; we have yet to see a hard-sell operation deliver a soft landing.

04What is not a red flag

Calibration matters, so the false alarms: a mortgaged project is normal construction finance — the waiver is the test, not the mortgage; title deeds still pending on a developer's delivered projects reflect Cyprus's systemic registry lag more than any individual fault; phased launches and presale discounts are ordinary pricing mechanics. Our catalogue applies exactly this screen: known issues are listed on each development's page, and projects failing the paper flags simply don't get listed.
