01How developer price ladders work

A Cyprus off-plan project is rarely priced once. Developers publish a presale list for early buyers, an official launch list, and then scheduled uplifts as construction milestones pass — often 10–25% in total between first release and delivery. The ladder is deliberate: early sales fund the build and prove demand to the financing bank, so the earliest buyers are being paid, in discount, to make the project happen.

02What a genuine presale looks like

A real presale has three markers: a dated price list, a published uplift schedule showing what the same unit costs at launch, and a limited allocation — not the whole building. 03The discount is payment for risk

Early pricing is not generosity.

A presale discount is compensation for risk — you are being paid to commit before the permits, the financing and the cranes are all in place.

The earliest buyers wait longest and know least. Before taking the discount, confirm planning permission is granted, ask whether the project land is mortgaged and a bank waiver is available, and read the delivery-delay clause as if you'll need it.

04Testing whether 'cheap' is real

Compare the presale per-square-metre price against delivered, comparable stock nearby — not against the developer's own projected delivery prices, which is the number they control. '20% below market' claims usually mean 20% below a future list. If the ladder is real and prices climb during construction, assignment (resale before delivery) can be your exit; check the contract permits it and at what fee before you sign.
