01What 'beachfront' really means
Developers stretch the word. True front line means nothing but the coastal path between your building and the water. 'Beachside', 'seafront district' or '200m from the beach' are different products at different prices. Check the masterplan and the plots between the building and the sea before accepting the label — and check what those plots are zoned for. Our catalogue tags only first-row projects as beachfront.
02The price of the front line
Expect roughly €12,000–€30,000 per square metre of total covered area in Limassol's front-line towers, against roughly €3,000–€5,000 inland — projects like Palmera Gardens in Kato Polemidia start from €235,000, while front-line units open above €1,000,000. Entry-level beachfront is usually a low floor or a side view, and per-floor premiums of roughly 1–3% stack quickly on the way up the building.
03Why the premium can be rational
Beachfront pricing looks irrational until you consider permanence.
On a true front-line plot, nothing can be built between you and the sea — that protection is what the premium actually buys.

04Risks the brochures skip
Salt air is aggressive: façades, railings and A/C units need maintenance budgets inland owners never see, and tower common expenses reflect that. Large coastal towers also carry the longest build programmes in Cyprus — scrutinise the delivery-delay clause. If you may exit before completion, confirm the contract permits assignment and on what fee. Finally, confirm the beach in front is public, as almost all Cyprus beaches are.
