Off-Plan Penthouses in Limassol: Roof Gardens, Scarcity and Premium Maths
In Limassol the penthouse is less about the top floor and more about what sits above it: a private roof level that can add 50–90 m² of outdoor living. One or two exist per block, they sell first, and their premium follows rules worth understanding before launch day.

01What 'penthouse' means here
The Limassol formula: a top-floor apartment whose title includes the roof above — typically a covered roof section plus an open roof garden, plumbed for outdoor kitchens and pre-wired for pergolas or pools in higher-spec schemes. In boutique blocks that means a 2–3 bed apartment commanding a private 60–90 m² terrace; in towers, sky villas with panoramic levels. The roof area appears separately in proper unit tables — ours breaks out roof-covered and roof-garden m² explicitly.
02The premium, decomposed
Penthouse pricing carries three stacked premiums: the top-floor premium (light, ceilings, no upstairs neighbour), the outdoor-area premium (roof m² priced at a fraction of internal m² but far from free), and the scarcity premium (one or two per building).
The trap is paying internal-m² rates for roof metres — the roof is valuable, but it is not living space, and the €/m² math must reflect that.
Compare on internal m² first, then value the roof separately.
03Why launch timing matters most here
Penthouses are the first units reserved in nearly every Limassol scheme — often at pre-launch, before public price lists circulate. For buyers this concentrates the opportunity: pre-sale windows are effectively the only window. It also concentrates the assignment play — early penthouse buyers in well-chosen projects hold the scarcest asset at delivery.
04Running one: the questions to ask
Roof levels add ownership questions worth settling on paper: is the roof exclusively titled or common area with exclusive use; who maintains waterproofing and what does the warranty cover; are pool or heavy-planting loads structurally provided for; what do communal fees attribute to your private roof. Ten minutes with the contract answers all four — after signing, they cost more.
