01What you pay for a view
Within the same project, a sea-facing unit typically costs 20–40% more than an identical unit facing inland, and each floor adds roughly 1–3%. Because Cyprus quotes on total covered area, a large covered veranda facing the sea inflates the price twice — once in the premium, once in the metres. Decide what the view is worth per year of ownership, not as an abstraction.
02Reading the view from a floor plan
Marketing renders usually show the view from the roof; your unit may be on floor three. Ask for a view study or drone shot at your exact floor and orientation. Side 'glimpse' views price very differently from direct ones. In Limassol, direct sea views usually face south or south-west — which also means afternoon sun and real cooling loads in summer. Factor glazing and shading into running costs.
03Can the view be taken away?
A view is not a legal right in Cyprus unless the plot in front cannot support height.
Your sea view is only as secure as the planning zone of the land between you and the water.

04Verify before you sign
Pull the planning permission and building permits for your own project and ask the developer, in writing, what they know of neighbouring applications. A lawyer can search intervening plots at the Land Registry and the district planning office. If the view is the reason you're paying the premium, spend the few hundred euros to confirm it can't be built out — cheaper than discovering a tower application after delivery.
