01What counts as a duplex in Cyprus
In Cyprus marketing, a duplex is a single apartment spread over two connected floors, usually the top two levels of a low- or mid-rise block. Many are sold as 'duplex penthouses' with a roof garden on the upper level. Legally it is one unit with one title deed, so transfer fees, VAT and the specific performance procedure work exactly as for any other apartment — no villa-style complications.
02How duplexes are priced
Cyprus developers quote on total covered area: internal space plus covered verandas plus a share of common areas. In a duplex the internal staircase is counted on both levels — you pay full rate for square metres you cannot furnish. Expect a 5–10% premium over a single-level flat of the same usable size, justified by scarcity and the roof level. Compare price per usable square metre, not per covered one.
03Duplexes and the €300,000 residency route
Most Limassol duplexes launch between €350,000 and €700,000, comfortably above the permanent-residency threshold.
An off-plan duplex counts as new-build, so it qualifies for Cyprus's €300,000 fast-track PR — a resale duplex never will.

04Risks and what to check
Two-level layouts concentrate defects: staircase finishes, double-height waterproofing and roof-garden drainage top the snagging lists we see. The resale market is thinner than for standard flats — fewer buyers want stairs — so plan a longer exit. Check the delivery-delay clause and whether the roof garden sits inside your title or is a common area you merely use. Ask the developer for the roof's exact legal status in writing.
