Plain-English definitions for the real estate, financial, legal and technical terms used across the Limassol off-plan index.
General
Off-plan
A property bought before construction is complete, based on plans, renders and specifications rather than a finished building.
Delivery date
The estimated quarter and year a development is handed over to buyers. Shown as TBC until verified by the developer.
€/m² (price per square metre)
The price divided by the internal area, used to compare value across developments of different sizes.
Independently verified
Data confirmed by offplans.cy against developer documents, listings or public records rather than marketing claims.
Featured
A development highlighted on the homepage. Featured status is editorial and does not imply endorsement or a paid placement.
Financial
Price from
The lowest asking price for any available unit in a development at the time of last verification.
Payment plan
The schedule of instalments a buyer pays between contract and handover, often tied to construction milestones.
Presale
Units sold before construction starts or early in the build, often at a lower price to help fund the project.
Stamp duty
A property transfer tax paid to the Cyprus Land Registry, calculated as a percentage of the purchase price.
VAT
Value-added tax applied to new-build property sales in Cyprus. First-time buyers may qualify for a reduced rate.
Legal
Title deeds
The official documents issued by the Land Registry proving legal ownership of a property.
Permanent residency (PR)
A residency status available to non-EU buyers who invest above a threshold in Cyprus property, with eligibility depending on the purchase.
Planning permission
Official approval from the local authority allowing a development to be built to the submitted plans.
Sale contract
The binding agreement between buyer and developer setting out price, payment plan, delivery and specifications.
Technical
Penthouse
A top-floor apartment, typically larger, with private roof garden or terrace and sometimes a private pool.
Covered veranda
An outdoor terrace with a roof or overhead cover, counted separately from internal living area.
Common area
Shared spaces and structure (lobbies, corridors, structure) apportioned to each unit, included in total area.
Energy class A
The highest energy-efficiency rating in Cyprus, indicating lower running costs and better insulation.
Underfloor heating
A heating system installed beneath the floor that radiates warmth evenly across a room.
VRV / VRF
Variable Refrigerant Volume/Flow — a centralized climate-control system serving many indoor units from one outdoor unit.
